Completed Restoration Projects
Here are examples of restoration projects we have done or are currently doing.
La Foce was purchased in 2012
The property is located above the Niccone Valley, the most prestigious valley in Umbria. It sits in 23 hectares of land facing south with excellent views up and down the valley.
Because of its prime location we decided to buy this property to restore and then sell once completed. We began the project in 2013 and it will be completed, together with landscaped gardens, September 2016.
We have taken great care to restore this property to its original splendour including raising the tower, at the core of the main house, to its original height when built around the 13th to 14th century.
The beginning of 2018 we were given a “ Definitive Brief “ to find an apartment in the centre of Trieste for an English family living in Asia.
We visited Trieste in February and and spent several days there meeting many of the local Real Estate Agents. We felt that it was important on this first trip to gain a good understanding of the geography of Trieste and the local real estate market. We then gave details of the brief to three agents who we felt would be able to complete the brief successfully.
Our next two trips were in March and April. The March visit was, primarily, to view properties that the agents felt would satisfy the brief. The April visit was to show the client three properties that we felt were interesting.
Celle di Sotto, was found and bought in 2010. It is located below the 11th century hill town of Preggio and sits in 0.7 of a hectare with spectacular views across the Nicone Valley.
The property was a ruin and sadly not possible to salvage as there was a significant lesion between the original structure dating back 400 years and the new addition which was built 150 years ago.
Therefore we decided to demolish the existing structure and build a new house. The original structure measured SQ Metres 180.00 and we managed to gain permission to build a new house measuring SQ Metres 310.00 and a pool.
Casa Nuovo, San Donato was found and purchased for a client living in Singapore in January 2014.
The house sits in a 200 hectare, private reserve, close to Umbertide and enjoys wonderful panoramic views across the Umbrian hills. The property is 5 hectares.
The Farmhouse could not be salvaged, sadly, as it was structurally floored.
We began this project in June 2014 and we will complete the project together with landscaped gardens end June early July 2016.
Pagano Sopra was purchased in 2014.
The property is located above the Nicone Valley, the most prestigious valley in Umbria, and enjoys wonderful panoramic views across the umbrian hills and down to the apennines.
There were three buildings, all abandoned, a Main House constructed in the 1960’s, a Tobacco Tower dating back 300 years with a small barn but impossible to salvage, a ruin. An Agricultural Barn, built probably no more than 40 years ago.
Lazzari was restored this property 7 years ago. It was originally four cottages. We maintained many of the original features. The pool we built is infinity and has three levels. The gardens were a challenge but now look beautiful.
The location is prime, above the Nicone Valley and 4 minute drive to the 11th century hill town of Preggio. It is a 20 minutes drive to Umbertide, 40 minutes to Perugia Airport and 2 hours to Rome.
The Main House has 6 large double bedrooms and 8 bathrooms. All the bedrooms have en-suite bathrooms.
