A country villa with a view

The pLa Foce, is situated on a well defined natural elevation with a commanding 360 degree view. The property and its estate are located in the heart of the Niccone Valley, the most prestigious valley in Umbria. It enjoys the sun shortly after it rises until the moment it sets.

The Tower, at the centre of the Main House, dates back to the 13th century, we believe, and was originally one of the many look out towers, placed strategically, along the valley. They all communicated with each other by lighting fires, in medieval times.

Our restoration of La Foce is now coming to a close.

Great care and attention has been taken to restore the Tower and Main House. We have managed to salvage many of the old original features and materials and sourced recuperated materials from the same period to ensure that the building maintains its character and integrity. 

The overall structure has been strengthened to meet and exceed present day industry seismic codes. It is now structurally sound throughout and enjoys all the modern day amenities.

The Main House

On the ground floor.

A very large living room, with brick vaulted ceilings, an open, antique, fireplace and a separate cantina, for wine.

French doors, lead out to a very large reclaimed brick tiled terrace, with a wrought iron pergola, offering spectacular views to the west of the Nicone Valley.

There are steps, from the living area, leading up through an open archway to a dining area large enough to accommodate, 12 to 14 people.

French doors, from the main dining area, lead out to a portico with another dining table large enough to accommodate, 12 to 14 people. The portico also has a wood fired barbecue.

A large main kitchen and breakfast kitchen, plus separate utility room.

There is also a library that may be used as a 5th double bedroom. A large communal bathroom with shower, toilet, bidet and wash basin is located next to the library.

On the first floor.

There are 3, large double bedrooms suites with, en suite bathrooms.

The Master Bedroom suite has a terrace and staircase leading down to the garden and pool.

On the second floor.

There is another large double bedroom, in the Tower, with bathroom en suite and dressing room.

Altogether there are 4 large double bedrooms with bathrooms en suite and the possibility to create a 5th on the ground floor.

The Tobacco Tower

A large living room with French doors that lead out to a portico with a sitting and dining area, offering spectacular views to the west of the Nicone Valley where you may see both the Castello di Saint Andrea di Sorbello and the Castello di Reschio.

There is a large kitchen and dining area.

There is also a communal bathroom, on the ground floor.

The Tobacco Tower offers adequate accommodation for guests who wish to be close to the main house but maintain their privacy.

The Pool

The infinity pool is 15.00 by 4.00 metres.

It has a retractable cover to keep the heat in at night, which enables guests to use the pool during the Spring and Autumn seasons.

Extensive sun terraces in recuperated old brick tiles and grass. It enjoys wonderful views to the west of the Nicone Valley. 


The gardens have been landscaped, irrigated and planted with flowers and shrubs especially chosen for their drought tolerance and to give colour throughout all four seasons.

The property has a well which provides an adequate water supply to both houses but there is also a project in place to supply town water to the property.

The property has two large cisterns to store water both from the well and from the lake, for irrigation. 


There is a large lake, stocked with fish, which is used for irrigating the gardens.


There are 23 hectares in total. Comprising of 10 hectares of woodlands and 13 hectares of cultivated fields. All the fields have a water supply for irrigation from a nearby reservoir which supplies water to the whole valley. It may therefore be possible to create a vineyard, olive groves or, indeed, a 6 hole golf course, on the land.

From the property there is a road leading up through the woodlands to an open field large enough to accommodate a tennis court and also Helicopter Pad.

The property is fenced and gated.
